The opportunity

One roof. Two homes. A choice about how you live.

Most houses ask you to choose between space and location. Herons Place quietly offers something rarer: a four-bedroom family home that can be divided, on demand, into a three-bedroom house and a fully self-contained annex — in a town where visitors consistently outnumber the beds available to them.

For years the annex operated as a well-reviewed guest let alongside Marlow's hotels and holiday homes, taking the overflow when the town filled up for regatta weekends, weddings, riverside dinners and Michelin-starred lunches. It was run from the kitchen next door, on the owner's own terms.

That is the uniqueness here: buy a family house in the middle of Marlow, and choose what the other end of it does for you — a guest let, a home for an elderly relative, or a long-term rental. All three have been done from this address.

The annex's open-plan living space
The annex living space — independent of the main house, with its own staircase, kitchen and bathroom.

1 · Run it as an Airbnb

Own front door, own kitchen, own bathroom and bedroom. Run as a short-stay let it has produced a very satisfactory profit for its owner — earned from the kitchen next door, which is precisely how one parent here was able to step back from full-time work and do their own thing.

2 · Care for an elderly relative

Or give a parent or grandparent their own front door, their own space and their own routine — with family a few steps away rather than a drive away. Independence and proximity at the same time, without the cost of care elsewhere.

3 · Let it long-term

The annex has also been let as a straightforward rental property in the past, generating steady monthly income with none of the changeovers. Switch between the three as life changes — the walls stay where they are.

Short-let income depends on season, standard of finish, occupancy and how you choose to run it. Nothing here is a projection or a guarantee — ask us for the annex's history and we will talk you through it honestly, owner to buyer. Price on application — the full brochure is sent on request.

The annex

A small business you can walk to in slippers

Two storeys, arranged as an open-plan kitchen and living room downstairs with a bedroom and bathroom above. Lockable, self-contained and entirely separate from family life when you want it to be.

Marlow's visitor demand is not seasonal in the way a coastal let is. It comes from weddings and christenings, rowing regattas and the town festival, Thames Path walkers, Bisham and Cliveden weekends, contractors and consultants working along the M4/M40 corridor, and — reliably — people travelling in to eat.

When the hotels and lets below are full, that demand has to go somewhere. For years, some of it came here.

Herons Nest

It already had a name, a plaque and four stars

For years the annex traded as Herons Nest — its own front door, its own address plate, and a four-star Bed & Breakfast rating from Visit England. Guests arrived, let themselves in, and never crossed the family's threshold. The listing, the reviews and the goodwill were built here; a new owner is not starting from a blank page.

From the air

Two minutes above Marlow — the river, the bridge, the town you'd be buying into.

Before the floorplans and the figures, look at the setting. The Thames, the suspension bridge, All Saints' spire and the Georgian high street — all within a short walk of Herons Place.

The town

Marlow has become one of the most desirable small towns in the Thames Valley — and it earned it.

A Georgian high street on a bend of the Thames, a suspension bridge that inspired Budapest's, and — over the last decade or so — a food and drink scene that pulls people in from London for lunch. Tom Kerridge alone gave the town a two-starred pub, a Michelin-starred sibling and a butcher's grill; The Ivy, Sindhu and a growing cast of independents, wine bars and coffee shops filled in around them.

Underneath the restaurant lists it is still, above all, a family town: rowing club and regatta, riverside park and playground, strong schools including a grammar in the centre, and countryside on three sides. Children cycle to the park; parents walk to dinner.

Getting to work

Close enough to London to keep the job. Far enough to stop thinking about it.

Marlow's own station sits a short walk from the High Street. The branch line runs to Maidenhead, where the Elizabeth line takes you straight into Paddington, Bond Street, Tottenham Court Road, Farringdon and Liverpool Street without another change — around an hour from front door to desk, with a seat and a coffee.

Drivers have the M40 at Junction 4 and the M4 at Junctions 8–9, which puts Reading, Slough, Uxbridge and the Thames Valley business parks inside half an hour and Heathrow barely further. For anyone commuting two or three days a week — the pattern most households now run — it is about as workable as the Chilterns get.

It matters for guests, too: the annex's visitors have always arrived easily by train, which is part of why it let so consistently.

Situation

Green in front, service road behind, High Street around the corner

Herons Place sits on a quiet walkway fronting a communal green, with a rear service road for on-road parking and gated access into the garden. It is the sort of address that feels residential and tucked away, yet puts the whole of central Marlow within a few minutes on foot — which matters as much to guests arriving by train as it does to a family without the car.
